Developer tries again on Loggers Lane

Developer Raymond Ayres of Vancouver has agreed to buy a large plot of land on Loggers Lane beside the Forests Ministry office and across the street from the Al McIntosh Loggers Sports Grounds.

The plan this time calls for single family houses with a few town houses possible in the final phase, said Graham Farstad, a consultant working with the developer.

He said the plans call for more than 180 homes at this point, but the plans for the property are not completely finalized.

"The lots are small to medium by Squamish standards," said Farstad.

The smallest lots are 375 square metres (4,000 square feet) and the largest lots are 700 square metres (8,000 square feet).

Farstad said the plan this time calls for more park space than the previous proposals. He added that the road plan is different for this new proposal.

The homes planned for the property are not going to be priced for entry level home buyers. He couldn't provide a price range for the homes, but Farstad said the homes wouldn't be priced at the top end of the Squamish market.

If the project goes ahead it would mean a water line would be installed from Rose Park along Loggers Lane to the housing project. The new line would allow residents along Loggers Lane to tap into the municipal infrastructure so they could stop relying on wells.

Ayres told The Chief he has a conditional sale agreement with the current owners. The Tsai family, based in Hawaii and Vancouver, tried to develop the land first, but put the plans on hold. After that the owners said they would partner to develop the land or sell the property outright. Developer Douglas Day partnered with Tsai recently to move ahead with a development, but their partnership didn't work out.

Ayres said Squamish is a place he has eyed for some time as a place to invest in real estate.
