ICYMI: Squamish real estate: Top 5 most and least expensive properties

We all know there are some beautiful properties in the Sea to Sky, and Squamish specifically. 

That beauty comes at a premium. 

Through The Squamish Chief’s sister publication, REW, using  Multiple Listing Service (MLS) data, we have compiled a list of five of the most pricey properties, listed highest to lowest, and five of the most affordable.

Top 5 premium properties

  1. 4731 Sea To Sky Highway, at close to $7 million 

This property includes 51 hectares (125 acres) of vacant land in Squamish.

“This rare gem boasts breathtaking ocean and mountain views, prime waterfront marina access, and is situated right next to the famous Shannon Falls Provincial Park,” reads the listing. See the listing.

  1. 1358-1366 Main St., Squamish, at $6.8 million 

This 16,000-square-foot site consists of three assembled lots, forming a full municipal block in downtown Squamish. This property is currently zoned I-1 and designated C4 mixed-use in the District’s Official Community Plan (OCP). 

“Conceptual plans and discussions with the District of Squamish support a six-story mixed-use strata development … ideal for [a] purpose-built rental building, hotel or office building,” reads the listing.

“Phase 1 environmental and recent survey completed. Site is clean and ready to go! Current [occupied] house and fenced/secured lot can provide stable income until the shovels go in the ground.” See the listing.

  1. 1173 Copper Dr., Britannia Beach, at $4.8 million

This close to four-hectare (9.61-acre) property borders designated park areas. 

“Property has municipal water and sewer services at the road entrance. In accordance with Bill 44 regulations, zoning allows for construction of detached home, two accessory dwellings, three accessory buildings (workshops). There is also the potential to subdivide this property and there will be some timber value once the property has been cleared,” reads the listing. See the listing.

  1. 38931 Queens Way, Squamish, at $4.6 million

This property is in the Squamish Business Park, and existing building plans and a development permit are in place, according to the listing. “This exceptionally designed and engineered plan is Step Code 3-compliant and will be the preeminent industrial building in Squamish's booming Industrial Park,” reads the listing. A 25,000-square-foot building is already designed for the property. See the listing.

  1. 1024 Goat Ridge Dr., Britannia Beach, at close to $4.4 million

This is the only move-in-ready house on our list. It was designed by designer Jamie Martin. 

“This home features dramatic wood beams, high ceilings, expansive windows and large open rooms, seven bedrooms/five bathrooms on two floors, which includes [a] two-bedroom legal suite. Top 5 most affordable homes

For those looking for a home on the less pricey end of the spectrum, we have compiled a list of the five least expensive properties on offer, currently. Again, this is with information, listed lowest to highest price, from our sister publication, REW. Hotel-owned listings have been removed from the list.

  1. 19 - 39768 Government Rd., Squamish, at close to $250,000 

This 740-square-foot mobile home in the Three Rivers Trailer Court, was built in 1963 and has two bedrooms and one bathroom.

“[This} mobile home has been extensively renovated between 2017 and 2019, offering a bright, clean, and solid living space. Major updates include framing, insulation, roof, windows and screens, propane furnace, electrical, kitchen, bathroom, doors, floors, and baseboards,” the listing reads.

  1. 38185 Westway Ave., Valleycliffe, at close to $350,000

This one-bedroom apartment is located in Westway Village. “Recent updates include a fully renovated kitchen and bathroom, as well as updated flooring and hot water tank. Extra storage, community fitness centre, bike storage and access to garden plots are also available,” reads the listing.

  1. 26 - 38175 Westway Ave., Squamish, at $360,000

This two-bedroom apartment, with 1.5 bathrooms, is 924 square feet. It's marked as an investment opportunity due to redevelopment plans.

The condo is on the ground level with a parking space and storage locker steps away. 

“Strata wind up plans for potential future redevelopment are underway for this prime six-acre property located right in the desirable Valleycliffe community,” reads the listing.

  1. 56 - 38185 Westway Ave., at almost $390,000

This two-bedroom, one bath, 820-square-foot condo has external storage, new windows and a spacious balcony. 

The building was built in 1965. Strata fees are $375 per month. 

“Complex perks include a bike wash station, gym, complex garden boxes,” reads the listing.

  1. 32 - 38175 Westway Ave., at $415,000

This three-bedroom, two-bath, 1,070-square-foot condo is on the upper level. Strata fees are $459 per month. 

“Garden boxes on premises (subject to availability), gym room, bike wash area, extra storage are some of the perks which come with the unit at no added cost. With Squamish's strong rental market, this three-bedroom condo can prove to be an excellent income generator for your portfolio,” states the listing
