Earlier this week, The Squamish Chief published a story about the three least expensive single-family homes in Squamish.
The average cost turned out to be $1.174 million, less expensive than the average of the least expensive homes in March but more expensive than the price check in October.
What about on the other end of the spectrum?
Surprisingly, according to REW.ca, the highest-priced homes in the Squamish area are in Britannia Beach and Paradise Valley.
Goat Ridge Drive
A four-bedroom, four-bathroom home on Goat Ridge Drive in Britannia Beach is available for $4.19 million.
“The marble tile, high gloss finish acrylic soft close cabinetry, quartz countertops, Pela metal clad windows, Grohe plumbing fixtures, and Kohler toilets and sinks add a touch of elegance,” reads the listing. “And let's not forget about the natural light and close to an acre of land! This home is truly a paradise.”
The property last sold in 2016, and the three-storey home was constructed in 2020. The 2022 BC Assessment values the land and building at about $2.82 million, having increased steadily in each of the last five years.
The 2024 assessments will be released on Jan. 2, 2024, which are valuations from July 2023.
Paradise Valley Road
Moving north of Squamish, there is a property with numerous buildings in Paradise Valley available for $3.789 million.
The C-dar Lodge is on over 10 acres of land with a main home with eight bedrooms and four bathrooms. Another two-bedroom suite exists above the gatehouse and there is a one-bedroom cabin.
Other buildings include a barn and horse stable with a tack room.
“Unbelievable property in peaceful Paradise Valley that must [be] seen to fully appreciate,” reads the listing.
The building was constructed in 1989. The property was most recently assessed at $2.961 million and also has had fairly steady increases over the last several years.
Copper Drive
Back in Britannia Beach, a three-bedroom, three-bathroom home on Copper Drive is available for $3.598 million.
“A stunning hideaway up the mountainside of Britannia Beach,” reads the listing. “Panoramic Howe Sound and Mountain Views await your escape from the city on this 1.04-acre property.”
The home was built in 2017 and the most recent assessment values the land and building at $2.124 million. Like the other homes, the assessments have steadiy increased in the last few years.
Bottom line
While all of the homes vary in size and location, the average price between the three comes out to about $3.86 million.
Other homes in Squamish are also in the $3 million to $4 million price range, a number of them having more bedrooms than the Britannia Beach homes but were built a few years before.
As real estate prices stay a hot topic in Squamish, The Chief will keep an eye on the market in 2024.
